After 2 months of searching and about 10 bids submitted, we finally found a house!
It's a 3 bedroom 2 bath, but used to be a 4 bedroom. Previous owners knocked out a wall between 2 rooms to make a HUGE master bedroom with 2 closets one of which is a walk - in with a skylight! It has brand new Milgard windows, a pretty new roof with new insulation, an updated kitchen, and a HUGE shed in the backyard. We also made a great discovery the other day - the carpet needs to be replaced badly... previous owners had a dog that used it as a bathroom and they apparently didn't try to clean it up. We pulled back the carpet in a few places, and there is solid oak flooring under there that seems to be in great condition! :)
We are getting an FHA loan, which basically allows us to only put 3.5% down and secures our loan for the mortgage company - and they have certain standards that the house's condition has to meet to be able to fund the loan. The FHA inspector came out last week and asaessed the house, and the only thing that came back on that report was the 2nd bathroom. We knew that would happen, because it's in the middle of a remodel and therefore unfinished. All we have to do is put some drywall, a sink, and tile the shower to be able to get the loan and move in. We're actually excited about that, because we get to finished the remodel ourselves and do it the way we want to.

The outside of the house is a gross gray color with maroon trim, and we're DEFINITELY painting that. The light color will be the body of the house and the dark will be the trim.

Tile we picked out for the bathroom - we will do 6x6 tiles for the shower surround and 12x12 for the floor. We're going to do a decorative strip with glass tiles or some type of stone, but we haven't picked that out yet.

We just got the contract paperwork signed by the bank back, so our realtor is ordering the pest and roof inspections now. They should be some time next week, I'll update when we get more news!
